ADMINISTRATIVE SERVICES

Inquiries & Reservations
Many potential renters contact multiple - even dozens - of homeowners before making a commitment.  Avina handles all inquiries, always using carefully-crafted language designed to best position the property and increase occupancy rates. 

Deposits
Avina manages all deposits, returning funds after a thorough property review and closing report.  

Credit Card Processing
Guests of high-end properties expect to be able to pay by credit card.  Avina handles these transactions and provides homeowners with an easy-to-read statement of income and expenses.  Funds are promptly forwarded via check or directly to homeowner bank accounts. 

Housekeeping
Avina has a long-standing relationship with a dedicated crew of trusted housekeepers who take careful care of your property  -  housekeepers who arrive promptly after guests depart and, if needed, before guests arrive.

Terraces and Patios Cleared
Avina staff sweep and clear your terraces, decks, or porches of any debris or leaves to look clean and welcoming for your guests.

Inventory Counts
Linens, plates, glasses, and silverware are always counted to make sure everything is accounted for.   

Damage Checks
After guests depart, we perform a final inspection, check that all appliances are turned off, and write a closing statement. Any problems found are carefully documented and fully repaired - with the costs deducted from the guest deposits.  We also seek to collect payment for damages beyond the deposit amounts.

Occupancy Taxes
The city of Scottsdale requires a 4.65% tax be assessed on all rentals lasting less than 30 days.  Avina passes this tax on to guests and files all the necessary paperwork with the city.

Insurance
Most homeowner's insurance doesn't cover short-term rentals.  We provide our clients with a list of local agents who can provide supplemental coverage.  (Note: Avina is not a licensed insurance broker and does not make recommendations or formal referrals.)

Reports
Avina provides each homeowner with a fully itemized monthly report and year-end accounting statements.

360 Video Tours
Over 400 houses are available for short-term rentals in Scottsdale.  Avina can help our clients’ properties stand out online by providing professionally produced videos. 

Home Marketing Campaign
Avina works to maximize exposure of our clients’ properties through listings with national vacation-rental web sites and through contacts with local wedding planners, conference organizers, and corporation relocation experts.

Reservation Confirmations & Directions  
Guests receive pre-arrival instructions, including directions to the homeowner’s property. 

Check-in Packages
Upon arrival, they receive a welcome basket and a customized booklet describing the unique features of the home. 

Greet Incoming Guest
Except for very late arrivals, an Avina representative greets all guests upon arrival.  For late check-ins, a key box system is used until a staff member can stop by the following morning. 

Local Resource and Emergency Contact
From late night emergency calls to advice on the best restaurants and beaches, Avina provides 24-7 support for all guests.

Airport Transfers
Avina can arrange airport pick-ups and drop-offs for guests.
